Asset management is a means of managing assets to minimize the life cycle cost of owning and operating it, while delivering the customers’ expected service levels. Asset management best practices currently require utilities to have Computer Maintenance Management Systems (CMMS), Geographic Information Systems (GIS), Funding Forecast Models, Lifecycle Planning, Condition Assessment Systems, Capital Improvement Planning Tools, Risk Prioritization Processes and Mobile Solutions. Not only are utilities recommended to have these systems and tools to implement asset management programs, they are also recommended to integrate them to be sustainable. There is currently no product on the market that can provide all those asset management functionalities. Consequently, all of these asset management solutions are currently provided through a combination of individual software, custom built applications or spreadsheets. Most asset management practitioners would dream of having one application to manage a comprehensive asset management program.
This paper presents the case studies of several leading utilities that have implemented a single integrate solution for their entire asset management program. This is the only solution in the industry that has integrated all the core asset management elements to develop a benchmark asset management program. It includes all the functionalities of a CMMS, GIS, Asset Lifecycle Planning, Funding Forecasts, Rehabilitate and Renewal, Risk Prioritization and Mobile. Partially or non integrated asset management solutions are next to impossible to sustain. It requires significant manual efforts to update and ensure consistent information. The utilities had to develop a sustainable solution that would be simple to maintain. This paper will share the learning experiences from developing an integrated asset management solution. We will present the necessary information that the utilities had to gather for this solution.
We will demonstrate real time data through a web based CMMS solution in this unique asset management solution. Leaders of utilities are now able to make confident asset management decisions with the integrated asset management solutions. They are ensured that their decisions will lead to the optimizing the life of their assets. Accurate funding forecasts will allow them to save enough reserves for future rehabilitation and renewal needs. They have applied risk prioritization methods for capital improvement projects.
We will share the benefits and results of implementing this integrated asset management solution. Several of these utilities have realized significant improvements of their operational efficiencies. The most significant improvement is the availability of real time asset management information at their finger tips to make good decisions.
